It’s that time of year…

THE END IS NEAR! Don’t panic, I’m only referring to 2016.

This year seems to have just flown by… For those of us in the real estate profession, it has been an interesting year in many ways.

The market picked up momentum early in the year, and we found ourselves in a market where you were happy to only be one of 5 representing a buyer trying to purchase a property instead of 15 or 20…  Many buyers experienced an emotional ride to homeownership, and many stepped back and decided not to get on the roller coaster this year at all.  The government got involved, changing policies to try an cool a market they felt was overheated.

The market does not seem to be slowing down in the Hamilton/Burlington area in spite of the government intervention.  We are also beginning to see the slow climb of interest rates, which has many wondering whether our days of record low rates is coming to an end.

Looking back, a lot has happened this year, and looking forward, it appears that 2017 may be just as busy.

As 2016 comes to an end, we would like to wish everyone the best of the season, however you celebrate it – Happy Hanukkah, Merry Christmas, Joyous Kwanza, Happy Holidays…!

And a Happy New Year to All!  Let’s see what 2017 brings!

Giving Back to Our Community

Yesterday our company joined together at our annual Christmas luncheon. Each year this function doubles as our start to the holiday season, and the wind up of our annual fund raising for our Christmas to Remember program.

This program started about 8 years ago when a group of our realtors decided to sponsor a family at the holidays, hoping to help some children who might not otherwise have had a visit from Santa or a Christmas dinner. Since then, our fundraising efforts have increased each year, through garage sales, bake sales, raffles, draws, cooking contests, and especially our annual fundraising lunch.  Since our decision to help at the holidays,  we have helped 48 families, which included 157 children, 8 special needs children and stocked a walking closet at a local school.

This year, in addition to enjoying the company of our co-workers, we engaged in draws, raffles, a silent auctions, a live auction, and more. At the end of the day, our group had raised $7000 to add to the funds we had raised throughout the year, making our hope of helping 10 families this year have a Christmas to Remember a rIMG_1245eality.

I am proud to be part of such a wonderful group of people, who work so hard at their profession, but take time to give back to the community in which we all live.

Should you wait until after the Holidays to list your home?

Also, some homeowners who have had their home on the market decide to take it off the market until after the holidays.

If you are in this dilemma, here are six things to consider:

  1.  Buyers who are looking during the holidays for a home are serious buyers, and are ready to buy.
  2. You are in control of the showings on your home.  You can decide when your home can be shown or not.
  3. Homes often show better when decorated for the holidays.
  4. There is less competition from other sellers at this time of year, as many do decide to hold off selling until after the holidays.
  5. Buyers who are being relocated by their employer are always out there.  They will be looking to get into a home quickly to get their families settled.
  6. The supply of listings generally increases after the holidays.

These six items all suggest that there is a benefit to the seller who decides to move forward with selling their home during the holidays.
